Rent With Equity® Rewards Program Details

How It Works:

For each monthly rent payment, Equity Residential will return 15% to 20% back to you in the form of non-cash rent credits (accrual varies by market). You’re automatically enrolled — no registration fees or minimum stay requirements. Begin earning credits the day you move in! These credits can be applied toward the purchase of a newly constructed KB home.
The longer you stay with Equity Residential, the more rent credits you accrue.
When you’re ready to purchase a new KB home, contact your management office. Your manager will provide you a Rent With Equity®  rewards certificate that will reflect your accrued rent credits. You can redeem your certificate for discounts of up to 3% off the cost of a new home, including reductions in purchase price, options and upgrades, or closing costs.


Terms and Conditions:

• Every resident is automatically enrolled in the program.
• Enrollment is free.
• No minimum length of residency is required.
• Rent credits accrue based on rent amount and number of months of residency as soon as the first month’s rent is paid.
• Residents must fulfill their term of lease and be in good standing. They must be current with their financial obligations to Equity Residential and follow the proper procedures for terminating their lease, whether it is at lease-end or mid-lease.
• Roommates earn credits independently based on the total rent for the apartment.
• Rent credits transfer with the resident and continue to accrue if they move to any other Equity Residential community nationwide.
• Credits cannot be transferred to another individual. Only the person who has accrued them can use them.
• The Rent With Equity® rewards program may be changed or cancelled at any time without notice.


KB Home Credits Offer:

• Credits on the Rent With Equity®  rewards certificate translate into discounts given by KB Home to the buyer.
• Credits used with KB Home can be combined with other KB incentives, with up to a maximum of 3% total discount.
• Certificate must be presented to KB Home at the time the purchase agreement is signed.
• Once a purchase agreement is signed, no additional rent credits can be applied to the purchase.
• Rent credits can be used at any KB Home community nationwide.
• Residents cannot engage the services of a real estate agent when using their rent credits with KB Home.
• Only one Rent With Equity®  rewards certificate can be used per home purchase. Credits cannot be combined toward a single purchase.
• Rent With Equity®  rewards can only be used by a resident of an Equity Residential community. An Equity Residential resident must be one of the purchasers of the home to use the rewards.
• Rent credits are valid for 120 days from the date that a resident moves out of an Equity Residential community.
• If Equity Residential sells a community, residents of that community have one year from the date of sale to use their rent credits with KB Home.
• KB Home determines how credits are applied to the purchase of the new home, but they must honor all credits up to the maximum percentage allowed.
• Credits cannot be used for a down payment.
• If a resident has credits valued at more than the maximum percentage of the purchase price, the discount stops at the maximum.
• Program start dates vary by market.
