Project Overview

The Del Mar project, located at 2325 Vista Del Mar Drive, will bring new for-sale single-family homes (detached and townhomes) as well as for-rent apartments to the midtown Ventura community. The 14.5-acre property is an existing industrial site with limited ocean views located above US-101.

The 2005 General Plan update designated this property for Neighborhood High Residential, with densities of 21 to 54 dwelling units per acre. This project is proposing approximately 28.5 dwelling units per acre. The project will also satisfy the city’s inclusionary housing requirements.

Project Location

The project is located at 2325 Vista Del Mar Drive, identified as assessor’s parcel number (APN) 080-0-020-275. The intersection of Alessandro and Vista Del Mar is the main entrance to the subject site. This project is located directly across the train tracks from the already approved Haley Point townhome project.


Existing Site and Surrounding Land Uses

The subject property is currently utilized by a citrus company for industrial and manufacturing uses. The site is almost entirely paved with asphalt, concrete or industrial buildings, which will all be removed for project development.

North: Union Pacific® railroad line
South: Commercial (vacant restaurant site and Marriott Residence Inn® under construction)
East: Office (Ventura County Credit Union corporate office)
West: Vista Del Mar (public street)

Project Site Plan and Development

The project proposes for-sale single-family homes (detached and townhomes) as well as for-rent apartments.

Project amenities will include a variety of active and passive on-site recreation opportunities. These amenities will be programmed and developed as part of the formal application process.


Project Meetings and City Approvals
  • Prior to submission of the preliminary application to the City, we notified the Midtown Council about the pending project submission. Preliminary project details were included in the December 2021 newsletter, and a formal presentation is coming in early 2022.
  • On December 8, 2021, a preliminary application was submitted to the City and is currently under review.
  • No City approvals have been issued at this time.
  • A formal entitlement application will be submitted to the City in early 2022.
